Q: What are the minimum coach restrictions?
A: Desert Shores Motorcoach Resort accommodates Class-A motorcoaches between 36' and 45' in length. Coaches that are 10 years or older are allowed, subject to their condition and appearance.

Q: What are the typical lot and villa sizes?
A: The average lot size is 7,200 sq. ft. (60' x 120'), with villas starting at 1,200 sq. ft. (850 sq. ft. of living space and a 350 sq. ft. garage). Desert Shores offers the largest lots and villas among luxury RV resorts. Some properties have been expanded to a total structure size of up to 2,500 sq. ft., with living spaces between 1,200 and 1,500 sq. ft., featuring up to 2 retreats and 3 bathrooms. Q: Are villas built on every lot?
A: Yes, each lot includes a minimum 1,200 sq. ft. villa, with approximately 850 sq. ft. of living space and garages ranging from 350 to 750 sq. ft. Some villas total up to 2,500 sq. ft., including garage, living space, and solid-roof patios. Q: Is the development still under construction?
A: No, Desert Shores Resort welcomed its first owners in 2001, and the final phase was completed in 2007. While all lots include a minimum 1,200 sq. ft. structure, some owners have expanded their villas with additional retreats, bathrooms, or garages. Most construction by individual owners takes place during the off-season to ensure quiet enjoyment for residents and lease guests during peak season.

Q: Where do Desert Shores buyers come from?
A: Desert Shores Resort attracts buyers from across the U.S. and Canada, especially those seeking warmer winters and a resort that offers spacious villas, garages, outdoor spaces, and privacy that is not commonly found in other RV resorts. Approximately half of Desert Shores’ owners have migrated from neighboring ORI and MCC motorcoach resorts in Indio.

Q: What is the ownership structure of the resort and each lot?
A: Desert Shores is a planned unit development (PUD), where each owner holds a proportionate share of the common areas and fee-simple ownership of their lot (you own the land). There is no land lease.

Q: What are the HOA fees?
A: Monthly HOA dues are $860, which includes common area landscaping, lake maintenance, community amenities, and 24-hour security. Lawn maintenance and high-speed internet for each lot are also covered in this fee.

Q: Are there additional fees?
A: There are no other monthly association fees, but each lot has individual utility meters for electric, natural gas, and water. Pool/spa maintenance (if applicable) and planter maintenance are the responsibility of the owner.

Q: What are the annual property taxes?
A: Property taxes are estimated at approximately 1.4% of the purchase price per year.

Q: Is financing available?
A: Yes, 30-year financing with low down payments and competitive interest rates are available. 

Q: What lease restrictions are in place?

A: Leases must be a minimum of 31 nights. Daily or weekly rentals are not allowed. However, long-term leases are welcome, with no maximum lease period, unlike other resorts.
